so i bought my 1st house on april 15th. go me. but the garage was enclosed back in the 70's and that's sort of a problem. the first week i was there i went and got my permit from the city to make it back into a garage again. it
seemed simple enough at the time. tear down a few walls, a little drywall work, put up a door and viola, i've got a garage. yeah...it turned out to be a little bit more work than i had expected.
here's what i started out with- a big room off of the living room and a big storage area off of the kitchen, separated by an interior wall.
what did i get myself into?

i quickly found out that my house originally had two 8' doors with a 1' center post and that the two 2x12's supporting the roof weren't strong enough for a standard 16' door like i wanted. so i get the joy of either replacing the header, or reinforcing it to be up to current code.
and here comes the 14" lvl to the rescue.
here it is fastened to the existing header, with new cripple studs to distribute the weight to all 3 beams.
starting to look like a garage yet?
i still need to tidy up a few things, then i can call for my framing inspection. hopefully that passes (crossing fingers), then i can get the door put up and be done with it. so i'm hoping that by the end of the year i'll be able to get my bikes, my rx7, and all my tools at home where they belong. i want me a garage dammit!
